Local knowledge

After the summer of 2026.

On July 21, 2026, heavy rain under a severe thunderstorm warning caused localized flooding across Grimsby, and the Town asked residents with flooded basements to call in. More storms followed in late July and early August, causing close to $360 million in insured damage across parts of Ontario, with Grimsby named among the communities hit by flash flooding.

Storm water gets into a basement one of two ways. It backs up through the floor drain from an overloaded sewer, which is a job for a licensed plumber and a backwater valve. Or it comes through the walls, cracks, window wells and floor-wall joint, which is our job. We'll tell you honestly which one you've got.

Grimsby sits between Lake Ontario and the escarpment, with Forty Mile Creek and several smaller creeks running down to the lake. Near the lake, groundwater can be shallow: one lakefront site investigation found it as little as 1.8 metres down. That's why drainage around the foundation matters as much as sealing it.

Questions

Grimsby questions, answered

Is there a Grimsby rebate for flood protection?
One has been proposed. In August 2026 the Town proposed a Basement Flood Protection Program that would cover 90% of eligible costs up to $6,500, including up to $5,000 for weeping tile and downspout disconnection with a new sump pit and pump. It isn't approved or open yet; the Town is targeting early 2027, subject to Council and the budget. It may cover work done after July 1, 2026, but that isn't guaranteed, so check the Town's page before you book.
Do I need a permit for this kind of work?
Some of it, yes. Backwater valves need a plumbing permit from the Town's Building Division, and the proposed rebate would require a licensed plumber and permits before any work starts. After the summer floods the Town temporarily waived its fee for backwater valve permits. We'll tell you up front which permits your job needs and who is getting them.
Should I fix the walls or the drains first?
It depends on how the water got in. If it came up the floor drain, start with a plumber and a backwater valve. If it came through cracks, the floor-wall joint or a window well, that's waterproofing. Plenty of homes need both, and we'll tell you which is which before you spend anything.
