Local knowledge

Flash floods on the escarpment edge.

On July 6, 2019, a slow-moving storm dropped 50 to 100 mm or more on Waterdown, flooding a plaza on Dundas Street and leaving the memorial park completely under water. In mid-July 2024, another storm brought 60 to 80 mm to Flamborough over two days.

Grindstone Creek starts in wetlands above the escarpment and runs through Waterdown before dropping over the falls in Smokey Hollow, and the natural areas in its watershed help soak up runoff. As subdivisions replace fields, more of that rain runs off roofs and driveways instead, so grading and downspouts matter more than ever.

Newer homes in Waterdown North and South mostly leak at cracks and window wells. The old stone basements near Mill Street leak through the walls themselves as the mortar ages. Either way, we find the real entry point before we recommend anything.

Questions

Waterdown questions, answered

Can I get Hamilton's flood protection grant in Waterdown?
Waterdown homes on City sewer can qualify for Hamilton's Protective Plumbing Program if they're single-family and were built before January 1, 2012, which rules out many of the newest subdivision homes. Eligible owners can get up to $2,000 plus the permit cost for a backwater valve, a new sump pump and pit installed with one, or downspout disconnection through a pre-qualified contractor.
Why does my window well fill with water?
Usually because it has no working drain, the drain is clogged, or the grading around it sends water in. A well that fills and leaks at the sill needs a proper drain tied into the weeping tile, clean stone and a cover. It's one of the most common fixes we do in newer subdivisions.
Do I need a sump pump if I've never had water?
Not necessarily. If your basement stayed dry through storms like July 2019 and July 2024, your drainage is probably doing its job. If you're finishing the basement, or your weeping tile has nowhere good to drain, a sump with a battery backup is good insurance. We'll tell you honestly if you don't need one.
