Local knowledge

New homes leak too.

Most of Milton's homes are young. The town grew from about 31,000 people in 2001 to almost 133,000 in 2021, so a lot of basements here are less than 25 years old. New doesn't mean dry: poured walls crack as they cure, tie holes and joints leak, and window wells on freshly graded lots fill up once the soil settles.

Storms find the weak spots. During the mid-July 2024 storm, Milton firefighters were called to several flooding incidents, including sump pump problems, and Halton asked residents to report flooded homes. A sump pump that's too small, has no backup or discharges too close to the house is one of the most common problems we fix.

Sixteen Mile Creek runs through town from the escarpment toward Lake Ontario, and part of Milton drains to Bronte Creek. Older homes in Old Milton, mostly built between 1850 and 1890, are the ones most likely to have damp stone walls and little or no drainage at all.

Questions

Milton questions, answered

Can I get Halton's flood subsidy in Milton?
Yes, if you're on municipal sewer. Halton Region's subsidy covers weeping tile disconnection with a new sump pump at 100% up to $6,500, a backwater valve at 50% up to $1,600, and downspout disconnection up to $900, for work completed after July 15, 2024. A new sump pump needs a permit and a final inspection, and water-powered backup pumps don't qualify. Homes on septic aren't eligible.
My new house leaks. Is that the builder's problem?
It may be. In Ontario, water getting into the basement is generally covered by the new-home warranty for the first two years, so report it to your builder in writing first. If the warranty has run out, or you want an independent opinion, we'll find the leak and quote the fix.
What's the most common fix you do in Milton?
Crack injection and sump work. A leaking crack in a poured wall is usually a same-day fix from inside, and a properly sized sump with a battery backup keeps up with storms like July 2024. We only recommend exterior digging when the problem really needs it.
