A mill village that became a suburb.
Waterdown started in 1805 with a sawmill at the top of the falls in Smokey Hollow, named for the smoke from its mills. The historic village still has stone homes from the 1840s to the 1860s, like Griffin Cottage, built in 1849 from local stone and rubble, followed by red-brick Victorian homes from the 1880s on.
Then came the growth. Planning approvals for Waterdown North, Upcountry Estates and Waterdown South made room for about 6,500 new homes, and the town added 4,040 people between 2016 and 2021 alone, almost all in new subdivisions. So in Waterdown we work at both ends: stone and rubble foundations in the old village, and cracking, settling or additions on homes that are only a few years old.
Waterdown sits on the edge of the Niagara Escarpment, where Grindstone Creek drops over the falls in Smokey Hollow on its way to Hamilton Harbour. Sloped lots near the escarpment and the creek suit walkouts, but they need careful shoring and drainage, and some need conservation authority approval too.
