Local knowledge

Clay that holds water.

Studies for north Oakville found the water table just below the surface through much of the area along Bronte Road, in a silt to clayey-silt till that water hardly drains through. Water that can't get away sits against the foundation, and that's when cracks start leaking and window wells fill.

Bronte, Fourteen Mile and Sixteen Mile creeks, along with a string of smaller ones, cross Oakville on their way to Lake Ontario, and the Town's stormwater planning lists the 2017 rainstorm and the high lake levels of 2017 and 2019 among the climate impacts Oakville has already felt. Older homes in neighbourhoods like College Park and Old Oakville are the most likely to have ageing weeping tile and block or stone walls that let water through.

Some properties are on Oakville's Foundation Drainage Collection system, and there the Town requires a permit for sump pump and weeping tile work. We check which system your street is on before we quote.

Questions

Oakville questions, answered

Does Oakville or Halton help pay for flood protection?
Halton Region does. If your home is on municipal sewer, its Basement Flooding Prevention Subsidy pays the full cost of a weeping tile disconnection with a new sump pump up to $6,500, half of a backwater valve up to $1,600, and up to $900 to disconnect downspouts. We haven't found a separate Town of Oakville rebate. You claim the Region's subsidy after the work passes inspection, within a year.
Is my home on the Foundation Drainage Collection system?
Some Oakville neighbourhoods have a separate Foundation Drainage Collection system for weeping tile water, and on those properties the Town requires a permit for sump pump and weeping tile work. We confirm which system your home is on before we quote, because it changes what we can install.
Interior or exterior: which works on clay soil?
Both can. Exterior waterproofing stops water before it reaches the wall and is the most permanent fix, but on heavy clay the drainage around the footing matters as much as the membrane. Interior systems are often the practical choice for finished basements. We'll recommend the one that fits your house and lot.
