Local knowledge

One of the oldest places in the region.

Ancaster dates back to 1791, when James Wilson and Richard Beasley built a grist mill and sawmill here, and it grew into one of Upper Canada's early industrial and commercial centres. The old village along Wilson Street still has 1800s buildings, several of them now protected by heritage designation. Around it, Ancaster grew from 27,490 people in 2001 to 43,510 in 2021, most of them in single-detached homes in areas like Meadowlands.

That spread of ages shapes the work. The oldest homes can sit on stone or rubble foundations that need repointing, underpinning or a section rebuilt. Homes from the last few decades are more likely to show settlement cracks, a garage or porch footing that has dropped, or a basement the owners want to lower or open up with a walkout.

Ancaster sits on the Niagara Escarpment, where Ancaster Creek and Tiffany Creek run down toward the Dundas Valley. Escarpment lots slope and shed water quickly, which makes them good candidates for walkouts and hard on foundations that weren't built for the grade. We plan the shoring, grading and drainage for the slope before we price the job.

Questions

Ancaster questions, answered

Do I need a permit for underpinning in Ancaster?
Yes. Ancaster is part of the City of Hamilton, so the permit comes from the City's Building Division, and Ontario requires a building permit before you excavate or build a foundation. Underpinning is engineered work, so we coordinate the drawings and the permit before anything is dug.
My home has a heritage designation. Can you still work on the foundation?
Yes, with the right approvals. Several properties along Wilson Street in Ancaster Village are designated under the Ontario Heritage Act, and exterior changes to a designated home can need heritage approval as well as a building permit. We check your property's status first and plan the work around it.
Do you build foundations for additions on bigger lots?
Yes. Ancaster's larger lots and rural edges, out toward Jerseyville and Alberton, mean a lot of additions, garages and new foundations. We form, pour and finish them with our own crew, engineered where required.
