Local knowledge

Two old villages and a lot of new streets.

Caledonia began as two villages laid out on either side of the Grand River around 1835, which merged in 1853. The old core along Argyle and Caithness streets still has buildings from that era, like the 1857 town hall. Most growth since has been north of the river, where subdivisions like Avalon have added hundreds of homes, and the County plans for about 31,000 people by 2051, nearly triple the 2016 population.

The ground here is mostly the Haldimand Clay Plain, deep-water clays and silts that let water through slowly. Clay swells when it's wet and shrinks when it dries, which is hard on footings and block walls over the years. In older homes that shows up as cracked or bowing walls and settling; in newer ones, as cracks and garage or porch footings that move.

Haldimand County is unusually clear about permits. Its building division lists foundation repairs for structural damage, cracking or bowing, and new below-grade entrances like walkouts, as work that needs a permit. We coordinate the drawings and paperwork as part of the job.

Questions

Caledonia questions, answered

Do I need a permit to repair my foundation in Caledonia?
Usually, yes. Haldimand County's Building & Municipal Enforcement Services lists foundation repairs for structural damage, cracking or bowing as permit work, along with new below-grade entrances such as walkouts. We coordinate the engineered drawings and the permit before any work starts.
My house is fairly new. Should it be cracking already?
Hairline shrinkage cracks in new concrete are common and often cosmetic. Cracks that widen, run in a stair-step pattern, or come with sticking doors and sloping floors are worth a proper look. If your home is still under its new-home warranty, report it to the builder first. We're happy to give you a second opinion either way.
Do you come out to Caledonia for assessments?
Yes. Caledonia is about half an hour from our Hamilton base, and we work on both sides of the river, from the old core to Avalon and the McClung Road area. The assessment is free here, the same as anywhere else we work.
