Local knowledge

Below the escarpment and above it.

Stoney Creek is really two places. The lower city, between the lake and the escarpment, grew mostly in the 1970s and 1980s around Old Town. Upper Stoney Creek, on the mountain, grew through the 1990s and 2000s and is still growing, much of it along the Rymal Road corridor. Stoney Creek as a whole added about 7,000 people between 2016 and 2021.

Those eras bring different jobs. Block foundations from the 1970s and 1980s are now old enough to bow, crack in a stair-step pattern or let a corner settle. Newer homes up top are more likely to show settlement cracks or sinking garage and porch footings, or to need a foundation for an addition or a walkout on a sloped lot.

The ground varies a lot. The escarpment exposes red and grey shale at the Devil's Punchbowl, and the Eramosa Karst on the mountain has caves and sinkholes where water has dissolved the bedrock. We check what's under your lot, and how water moves across it, before we dig.

Is this you?

Questions

Stoney Creek questions, answered

What does a Hamilton building permit involve for foundation work?
Stoney Creek is part of the City of Hamilton, so the City's Building Division issues it. For engineered work, an architect or engineer has to be retained for general review, and the City needs at least two business days' notice before each required inspection. Start work before the permit and the fee goes up by at least 25%, rising to 100% if the work is already finished. We coordinate all of it so inspections don't hold up the job.
Can a bowing wall be fixed without digging up the yard?
Usually, yes. Steel beams or carbon fibre straps on the inside face can stop a bowing block wall from moving further, which is far less disruptive than excavating. If the wall has moved too far to brace safely, we'll tell you, and quote a rebuild instead.
Do you work in Winona, Fruitland and the rural areas?
Yes. We work across all of Stoney Creek, from Old Town and the lakeshore to Fruitland, Winona and the rural areas on the mountain like Tapleytown and Vinemount. Larger rural lots often mean additions, garages and new foundations, which we build with our own crew.
